The average person, and most of the PCs are of average wealth levels, has next to no savings. We shall here generalize the estimated group money as follows; 2,000, cash + 5,000 credit card + 10,000 general bank loan x12 people = $ 204,000

The land in Migic, 240 acres, $300,000 / 10% down payment required = $30,000
Road repair labour and materials = $8,000
Clearing of forest for building and farm fields = 12,000$

The ISO containers; at super cheep from New York harbour $100 / 20ft box
20ft x 150 x $100 = $15,000
Shipping from NY to Halifax, using Russian freighter; 50 box / $20,000 per trip.
Delivery from Halifax to Migic by truck; 2 box / $500 per trip.
Total ISO cost $113,000

The 9,000 gallon tanker of diesel fuel = $20,000
Used full size tractor for farm = $12,000
Food supply for 40 people for 1 year = $35,000
Shelving for basement storage; 20$ each x20 / room x12 = 4,800$
Hover craft kits, 1 small 2 person trainer + 2 large 16 person movers = $25,000

Expenses section 1 total = $259,800

Construction supplies –
Stairs: 4 sets, 4 levels tall = 4,600$
Pine paneling: 256$ per room x22 (1st floor) x 20 (2nd floor) = 10,880$
Water resistant dry wall: 448$ per bathroom x4 + water closets = 2,240$
Electrical wires: 100$ for 75m, about 15 rolls = 1,500$
Light Switch: 10 pack, 1 per container about 160, 17 packs x10$ = 170$
Floor tiles (for bathrooms & wet rooms) average 1$ sq ft. about 2,080$
Interior floor finishing; Varathane polyurethane $17 / 4 gallon x 70 = 1,190$  
Wall mount lamp 10$ each + LED bulb 50$ each. Total: 9,000$
Plywood to finish the ceiling of rooms & hallway: 10$ panel x 5 per container. 3,000$
Wood screws box of 1600 for $100 x 8 = $800

Exterior doors; 6 steel x 900$ + 6 cheep x 220$ = 6,720$

Expenses section 2 sub total = 76,360$
with an expected 20% discount gives a total of about $ 62,000

Labour –
Plumber, special friend rate, 20$/hour x8/day x15days = 2,400$
General workers 5 men at $10/hour x8/day x30 days = 12,000$
Hire of crane and crew to place ISO boxes, $2000 / day = 20,000$

Expenses section 3 total = $34,400

Summary so far –
Funding available is about $ 585,000. Expenses listed here run about $ 356,000.
Please note there are many expenses not yet calculated, including the cost of a well and the geothermal / heating system for the building. Also there is a growing list of tools and equipment wanted for several types of work shops.
